How does GST work on commercial property purchase?
Under-construction commercial property attracts 12% GST without input tax credit (post-2019 rate). Once the project receives the Occupancy Certificate (OC), no GST applies on the sale — same rule as residential. GST-registered buyers using the property for business can sometimes claim input credit on the construction-phase GST; consult a CA before structuring.
What documents should I check before buying commercial property?
Title chain (30 years), encumbrance certificate, OC + CC (Completion Certificate), approved building plan, fire NOC, environment clearance (if applicable), property tax receipts, RERA registration, and the conversion certificate (if the land was reclassified from residential / agricultural). Commercial property carries more compliance surface than residential — verify each document before paying any token.
How is commercial property priced — psf or absolute?
Commercial property in India is quoted per sq.ft. of carpet area or super built-up area. Tier-1 office space in BKC / Cyber Hub: ₹25,000–₹40,000 psf for sale, ₹250–₹500 psf/month for rent. Tier-2 cities: 30–50% of those rates. Always confirm whether the quoted price is on carpet or super built-up — the difference is typically 25–35% of total area.
Can I get a loan to buy commercial property?
Yes. Banks lend up to 60–70% of property value on commercial purchases (lower than the 80–90% on residential because commercial assets are riskier). Tenor is usually 10–15 years (vs 20–30 for residential). Interest rates run 1–1.5% higher than residential home loans. SBI, HDFC, Bajaj Finserv, LIC HFL and Tata Capital are the active commercial lenders.
