This privacy statement (this "Policy") describes how ROI India Private Limited and/or its affiliates, subsidiaries, holding companies, and group entities (collectively, the "Company", "we", "us", or "our") collect, use, disclose, retain, transfer, and otherwise process your information. The Company operates a number of websites, mobile applications, sub-sites, platforms, m-web platforms, APIs, and other digital properties, including without limitation realtyofindia.com and its sub-domains (collectively, the "Sites"), for the purpose of delivering information, goods, offerings, services, listings, leads, broker-network access, and content via any mobile device, computer, or other means (collectively, the "Services").

This Policy forms an integral part of the Sites' agreements of use and other agreements (the "Terms of Use"). Undefined capitalized terms used here have the same meaning given to them in the Terms of Use. This Policy takes effect as soon as a user registers on, accesses, browses, or otherwise uses any of the Sites or Services and is deemed to be accepted as a condition of such use. Before using our Services, please carefully read our Terms of Use and this Privacy Policy in full. By continuing to use the Realty of India website, mobile applications, or any of the Services, you irrevocably consent to the collection, storage, use, transfer, sharing, processing, retention, and dissemination of the personal information you supply (including any updates you may provide from time to time) for any of the Services we provide, in accordance with this Policy and applicable law including the Digital Personal Data Protection Act, 2023 (the "DPDP Act").

Two types of user data are gathered by Realty of India: (a) data submitted by users; and (b) data automatically recorded during navigation, interaction, or use of the Services (collectively, "Information"). Realty of India values user privacy and is dedicated to safeguarding it on a commercially reasonable basis; however, no transmission or storage system is fully secure, and your use of the Sites is at your own risk.

Use of Facebook Platform Data

The Realty of India platform integrates with Facebook to provide marketing automation features such as lead synchronization, campaign matching, and CRM updates. To achieve this, we request the following permissions via Facebook Login (OAuth): leads_retrieval, pages_show_list, pages_read_engagement, and pages_manage_metadata. We only access your Page data, lead form responses (such as name, phone, email), and associated metadata with your explicit permission. This data is used solely to:

  • Fetch leads submitted through your Facebook Lead Forms
  • Match them with your campaign/ad account
  • Send the leads to your connected CRM or Google Sheet
  • Display your Facebook Page name for clarity during onboarding

We do not share, resell, or expose this data to any third party. All data usage is strictly confined to the services you subscribe to within our platform.

Data Deletion Policy

Two kinds of data, two paths. The Facebook integration collects two different categories of data and each is handled under its own consent and deletion path:

  • Your Facebook integration data — the access tokens we hold on your behalf, the list of Pages you connected, your form-field mappings, and the OAuth state associated with your Facebook account. This is the data you, as the broker who connected the integration, control.
  • Lead form submissions — the responses (name, phone, email, etc.) submitted by individual consumers on your Facebook lead forms. This data is provided by the consumer under the separate consent they gave on the Facebook lead form itself, and is governed by that consent. Once received into your Realty of India CRM, lead records are retained as permanent business records (subject to PII redaction on consumer request under the DPDP Act, 2023).

To delete your Facebook integration data, use any of the following channels:

  • Disconnect Facebook from inside Realty of India. Sign in, visit Dashboard → Integrations → Facebook Lead Ads, and click Disconnect. This immediately revokes the access tokens we hold for your account and marks the integration as disconnected.
  • Request deletion via Facebook. On Facebook, go to Settings & Privacy → Settings → Apps and Websites, locate Realty of India, and request data deletion. Meta will notify our Data Deletion Callback at realtyofindia.com/webhooks/meta/data-deletion with a signed request; we then delete your Facebook integration data (access tokens, page connections, form mappings) and return a confirmation code you can use to track status. Lead form submissions previously captured through your integration are not deleted by this action — see the consumer-initiated path below.
  • Email us. Write to [email protected] with the subject line "Data Deletion Request — Facebook" and we will process the deletion manually.

If you are a consumer who submitted a lead form on Facebook and want your personal data redacted from the broker's Realty of India CRM, email [email protected] with the subject line "Data Deletion Request — Consumer" and we will process redaction of your name, phone, and email under the DPDP Act, 2023.

Deletion is completed within 30 days of receipt under Meta's policy and well within the Digital Personal Data Protection Act, 2023 90-day window for India users. Anonymized aggregate statistics that cannot be traced back to an individual are retained.

Facebook Data Types We Collect

  • Your managed Page name and Page ID
  • Lead form responses (Name, Phone, Email, etc.)
  • Form ID, Ad ID, and campaign metadata

This information is used solely for real-time CRM automation and not for any unrelated marketing or profiling. We respect your data and your users' privacy.

1. Information Received, Collected and Stored by the Company

A. Information Supplied By Users

Registration data. We ask for basic contact details such as your name, phone number, email address, date of birth (optional, for the ROI Muhurat module — see Section 10 below), gender, age, residence, pin code, city/locality, occupation, professional role (broker / owner / buyer / partner / advertiser), brokerage or company affiliation, RERA / company registration numbers (for brokers), interests, preferred contact channels, and other onboarding fields when you register on the Sites for any Service.

Listing & broker-profile data. If you publish listings, broker profiles, project pages, or company pages, we collect and store the textual content, photographs, floor plans, brochures, pricing, location data, RERA numbers, KYC documents, identification documents, GST and PAN details, affiliations, badges, and any other content you upload to or generate on the Services.

Subscription or paid service data. We or our payment gateway provider may gather your purchase, address, GSTIN, or billing information, such as your credit/debit card number, UPI handle, bank account, and expiration date when you select any subscription, ad placement, lead pack, plan, or paid service offered as part of our Services. Where you place an order through an in-app purchase option on any of our mobile applications, the relevant mobile operating system platform provider handles the transaction in accordance with its own terms. Unless cancelled in writing, paid services or subscriptions may be in auto-renewal mode; you may cancel auto-renewal before the end of the current billing cycle.

Voluntary information. At other times — such as when you reply to a survey, update your email settings or content, submit feedback, participate in promotional events, refer a friend, or communicate with us in any other way — we may gather further information that you voluntarily provide.

B. Information Automatically Collected / Tracked While Navigating

Cookies and similar technologies. We may employ "cookies" and other electronic tools to gather information in order to assign each visitor a unique, random number as a User Identification (User ID) and to better understand the User's specific interests using the identified computer or device. This is done in order to make the Sites more responsive for our Users. Even if we install a cookie on your computer or device, we will not be able to identify you personally unless you freely provide your identity (for instance, by registering). Cookies are only allowed to hold personal data that you provide. Cookies are unable to read information from your device or hard drive. We have no control over the procedure by which our advertisers may also install their own cookies on your browser (if you click on their advertising, etc.). Every time you engage with us through our Sites or Services using any computer, laptop, netbook, mobile device, tablet, or handheld device, we receive and store specific types of information.

Opting out. The term "OPT_OUT" replaces the unique DoubleClick cookie ID on the user's browser if they want to opt out using Google's Ads Settings. The opt-out cookie cannot be linked to a specific browser because it no longer has a unique cookie ID.

Log file information. When you use our website, application, or Service, we automatically gather certain information about your computer's Internet connection, cell number, and IP address. A number known as your IP address tells computers connected to the Internet where to send you information, including the pages you visit. Your IP address, computer name, operating system, browser type and version, CPU speed, connection speed, device name, serial number, unique identifying number (such as IDFV / Advertising ID), and approximate geolocation are among the details we automatically record from your browser or device.

Clear GIFs and web beacons. We may employ "clear GIFs" (Web Beacons) to anonymously monitor our users' online behavior without revealing their identity. In order to monitor which HTML-based emails are opened by recipients, we may also include transparent GIFs in emails sent to our users. We use this information, among other things, to send you our web pages when you request them, to customize our Sites or Services to your interests, to track traffic on our Sites to enhance their quality, functionality, and interactivity, and to inform advertisers of the regions from which our users originate without revealing the users' identities.

C. Information from Other Sources

Information about you may be obtained from other sources — including our group companies and brand affiliates, authorised data partners, publicly available real-estate data feeds, RERA databases, government and statutory filings, social-media platforms, Google Places / Google Analytics, IP geolocation providers, telecom KYC providers, and credit bureaus — added to our account information, and handled in line with this Policy. Your account information and order information may be shared with us if you give it to a platform provider or another partner to whom we offer services. We may also obtain demographic, behavioural, and interest data to deliver more relevant messages, promotions, listings, and lead recommendations. Among other tools, we utilize Google Analytics to monitor user behavior on our websites; Google Analytics has been set up to facilitate display advertising. You can use Google's Ads Settings to personalize Google Display Network ads and choose not to use Google Analytics for display advertising.

D. Analytics, Pixels & Measurement Partners

To understand how the Sites are used, measure the performance of our marketing, and improve our Services, we use the following third-party measurement and analytics technologies:

  • Google Analytics 4 (Google LLC) — via the gtag.js tag, using cookies (such as _ga) and similar identifiers to record pages viewed and on-site actions (for example searches, listing views, enquiries submitted, and purchases). Google operates in Consent Mode, which adjusts data collection based on your consent state.
  • Meta Pixel and the Meta Conversions API (Meta Platforms, Inc.) — using cookies (such as _fbp / _fbc) and similar identifiers to measure the effectiveness of advertising and attribute conversions. Where you submit an enquiry or complete a purchase, we may also transmit measurement events server-to-server to Meta and Google so that conversions completing after you leave a page are counted accurately. For server-side measurement, contact identifiers (such as email or phone) are irreversibly hashed (SHA-256) before transmission; we do not share your raw name, phone number, or email with these partners for this purpose.
  • Cloudflare Web Analytics (Cloudflare, Inc.) — a privacy-preserving, cookieless measure of aggregate traffic that does not track individuals across sites or store your IP address.
  • Search-engine verification — Google Search Console and Microsoft Bing Webmaster Tools verify our ownership of the Sites via a meta tag; these are verification signals only and do not track you.

Consent. Where required, the deployment of non-essential cookies and trackers is governed by your consent, which you may grant, decline, or withdraw at any time through the on-site consent controls (where available) or by writing to us. Strictly necessary cookies (for example session, security, and load-balancing cookies) are always active because the Sites cannot function without them.

Cross-border transfer. Google, Meta, and Cloudflare may process the data described above on servers located outside India, in accordance with their respective privacy policies and the cross-border transfer provisions of the DPDP Act, 2023.

How to opt out. You may control or block cookies through your browser settings; install the Google Analytics Opt-out Browser Add-on; manage advertising preferences via Meta's ad preferences and Google's Ads Settings; or email [email protected] with the subject line "Analytics Opt-out". Disabling these technologies will not stop you from using the Sites, but some features may be less personalised. Anonymised aggregate statistics that cannot be traced back to an individual are retained.

2. Information Used by The Company

We can enhance the Services and give you the most user-friendly experience thanks to the Information that Users supply. In particular situations or while providing specific Services or utilities, we may also need your contact information. The Company may use the aforementioned User information to preserve, safeguard, and enhance the Services (including advertising, personalization, ranking, lead-distribution, broker-match scoring, and the ROI Verified tier on the Sites) as well as to create new Services. All necessary information is service-dependent.

Your email address, phone number, WhatsApp number, or other personally identifiable information may also be used by us, our group companies, our channel partners, and our authorised vendors (including but not limited to AiSensy, MSG91, Meta WhatsApp Business Platform, Resend, Brevo, and Zoho) to send marketing, promotional, transactional, service, and informational messages over SMS, email, WhatsApp, in-app push, voice calls, or any other channel, regardless of whether your number is on the National Do Not Call (NDNC) registry, DND list, or any similar database. By submitting your phone number on the Sites you expressly consent to such communications and waive any right to claim that such communications were unsolicited.

We may also use your email address for administrative or non-marketing purposes (e.g., billing, KYC, customer service, complaint redressal, fraud prevention, or informing you of significant changes to the Services or these policies).

If any personally identifiable information you submit is publicly available and/or accessible — including without limitation listings, broker profiles, company pages, comments, reviews, ratings, messages, posts, or content shared with social-media platforms via the Services — it will not be deemed sensitive personal data, and the privacy obligations set out in this Policy will not apply to such publicly disclosed content. Any User-posted, User-uploaded, User-conveyed, or User-communicated content on the Sites' public portions is considered published content and is not covered by this Policy as personally identifiable information.

We might not be able to offer you some Services on the Sites if you decide not to give personally identifying information. We will attempt to inform you of this when you open your account; however, in any event, if you fail to provide the required personal information, we will not be held accountable or liable for the denial of certain Services. We occasionally get in touch with you after you register for the Sites or Services to update your personal data so that we can offer Users services that we think would be useful or interesting.

3. How Collected Data Is Used

When you visit or use our Sites or Services, we employ third-party advertising businesses to display advertisements. These businesses may use information about your visits or use of a specific website, mobile application, or Service (but not your name, address, email address, phone number, or any other personally identifiable information) to show you ads for products and services that you might find interesting.

4. Information Sharing

Your personal Information will be used to let you access your account on the Site, fix specific problems with the Service, notify you of new features or Services, and get in touch with you regarding how you use the Site. Any additional information gathered will be used for business purposes, which may include advertising or viewing residential or commercial real estate, rental properties, or related Services by Users; data usage and analysis; enhancing the Site or User experience; broker–lead matching; broker-tier verification; fraud and abuse detection; and showing you targeted ads.

The Company shares your Information with any third party without obtaining the prior consent of the User in the following limited circumstances:

  1. In order to conduct business, the Company intends to share this information with its group companies, affiliates (including without limitation the RE/MAX India network), as well as with the officers and staff of those group companies, in order to handle personal data on their behalf. Additionally, we make sure that the people who receive this information consent to processing it in accordance with our guidelines, this Policy, and any other applicable security and confidentiality measures.
  2. Leads and inquiries submitted by buyers, tenants, or other prospective Users may be forwarded to one or more brokers, owners, advertisers, builders, channel partners, or other Users on the platform, including via SMS, email, WhatsApp, or in-app notifications, so they may respond to the inquiry. Once forwarded, the Company has no control over how the receiving party uses or stores such information, and the Company shall bear no liability for any subsequent misuse, unsolicited contact, harassment, fraud, or other conduct by the receiving party. You expressly consent to this onward sharing as a condition of submitting any inquiry on the Sites.
  3. In order to help advertisers and third parties understand our audience and validate the value of advertising on our Sites, the Company may provide them with information. Typically, this information takes the form of aggregated data on visits to different pages on our Sites.
  4. We may disclose your information to enforce or protect our rights or those of any or all of our affiliates, associates, employees, directors, or officers. We may also disclose your information when we have reason to believe that it is essential to identify, contact, or take legal action against someone who may be intentionally or unintentionally interfering with our rights or our Sites, or when such actions could cause harm to others.
  5. Other companies whose goods or services we believe you would find interesting are given access to your email address, phone number, or WhatsApp number.
  6. We may contact registered phone numbers of visitors to our Sites by phone, SMS, voice call, or text message with information about new goods and services or forthcoming events.
  7. We may disclose information when required by law, court order, statutory authority, regulator, or governmental agency, or to comply with applicable legal process, including for the purposes of the Information Technology Act, 2000, the Digital Personal Data Protection Act, 2023, and the Real Estate (Regulation and Development) Act, 2016.

5. Accessing and Updating Personal Information

We make every effort to give you access to your personal information when you use the Services or Sites (or any of their sub-sites) upon your request. We also guarantee that any personal information or sensitive personal data or information that is found to be inaccurate or deficient will be corrected or amended as soon as commercially reasonable, subject to any legal requirements that such information be retained for lawful or legitimate business purposes. Before processing requests, we ask Users to identify themselves and the information they want accessed, changed, or deleted. We may also refuse to process requests that are excessively repetitive or systematic, require a disproportionate amount of technical work, compromise the privacy of others, would be highly impractical (such as requests involving information stored on backup tapes), or for which access is not otherwise necessary. In any event, we offer free information access and repair Services, unless doing so requires an excessive amount of work. It may take some time for residual copies of your information to be removed from our live servers after you delete it, and they may still be present in our backup systems due to the way we maintain some Services.

DPDP Act, 2023 rights. Where the DPDP Act applies to you, you may exercise your rights of access, correction, completion, updating, erasure, and grievance redressal by writing to our Grievance Officer at the contact details set out in Section 13 below. We will respond within the timelines prescribed by law. Submission of an erasure request does not release you from any obligation you owe to the Company, and we may retain information that we are required to retain by law, by court order, by a regulator, or for the establishment, exercise, or defence of legal claims.

6. Information Security

We take the necessary security precautions to guard against illegal access to data as well as illegal data manipulation, disclosure, or destruction. These include internal evaluations of our procedures for gathering, storing, and processing data, as well as security measures, such as suitable encryption, role-based access control, audit logging, and physical security measures to prevent unwanted access to the systems on which we store personal information. The Company-controlled database safely stores all of the data collected. The database is housed on firewall-protected servers with password-protected, severely restricted access. Even though our security procedures are quite effective, no security system is completely impenetrable. We cannot guarantee that the information you provide will not be intercepted during its transmission to us via the Internet, nor can we guarantee that our database will be secure. It goes without saying that anyone with Internet access can access whatever information you publish in the discussion or listing areas.

7. Updates / Changes

The internet is a constantly changing medium. We may occasionally modify this Policy to reflect required advancements in technology, relevant legislation, or any other variation. In any event, we have the right to modify the terms of this Policy or the Terms of Use at any time. Any modifications we make will take effect right away, and we may notify you of this by publishing the updated Policy on the Sites. You will be considered to have accepted these changes if you continue to use the Sites or Services after such publication. Additionally, we may try our best to notify you by email. In any event, you are encouraged to check this Policy on the Sites from time to time to make sure you are aware of the most recent version.

8. Miscellaneous

Security. We safeguard the data under our control from loss, abuse, and alteration by implementing commercially reasonable security measures. We cannot, however, promise that any information you disclose to us will be protected.

Accuracy and confidentiality of account information. Passwords, OTPs, email addresses, phone numbers, and other account information must always be kept accurate and confidential by Users. Any personal information sent to a third party due to inaccurate account-related information is not the Company's responsibility.

Third-party websites. There may be links to external websites on our Sites. The Company is not responsible for any misuse of information by any website controller to which we may link when you navigate to another website. Additionally, the Company is not responsible for the content of websites that use our realtyofindia.com search tool, API, embeddable widget, or any other integration.

Aggregated and anonymized data. Notwithstanding anything else in this Policy, we may generate, retain, use, and disclose data in aggregated, anonymized, or de-identified form, including for product research, model training (including for our AI features such as ROI Muhurat described below), analytics, benchmarking, market research, and commercial purposes, without further notice to you and without restriction.

9. WhatsApp, SMS, Voice Call & Email Consent

By providing your phone number, WhatsApp number, or email address on the Sites — whether during registration, at lead submission, while saving a listing, while requesting a brochure, while booking a site visit, while subscribing to alerts, while engaging with a broker profile, or otherwise — you expressly consent to receive transactional, service, marketing, and promotional communications from the Company and from any broker, owner, builder, advertiser, channel partner, financial institution, or vendor associated with the Services. These communications may include OTPs, alerts, listing recommendations, lead notifications, payment receipts, subscription reminders, ROI Muhurat horoscope banners, broker recommendations, advertisement creatives, and information about products and services that we believe may be of interest to you.

You agree that such communications will not be considered "unsolicited commercial communications" under the Telecom Commercial Communications Customer Preference Regulations or any other applicable law, and you waive any right or claim against the Company or its partners in connection with such communications irrespective of your registration on the National Do Not Call (NDNC) registry, DND list, or any similar database. You may withdraw your consent at any time by writing to [email protected]; withdrawal will be processed on a best-efforts basis within fifteen (15) business days and will not affect the lawfulness of processing undertaken prior to such withdrawal.

10. ROI Muhurat · Birth Date and Astrological Data

What we collect: your date of birth, optionally entered during onboarding or via your profile-edit page; and the derived Western zodiac sign (one of twelve enumerated values) computed from that date.

Why: the date is used solely to compute your zodiac sign, which keys into the ROI Muhurat daily horoscope banner shown on your broker dashboard. The horoscope content is generated by an automated process and may incorporate generative-AI output; it is provided for entertainment and engagement purposes only and is not a prediction, financial advice, or recommendation of any kind.

How we use it: a nightly job generates one Good and one Avoid line per zodiac sign and caches them in the database. Your dashboard reads the row for your sign each morning. Your birth date is not displayed on your public broker profile and is not shared with any third party for marketing or profiling purposes.

Implicit consent: entering a birth date constitutes your explicit grant of consent under Section 6 of the DPDP Act, 2023. The grant is timestamped on the zodiac_consent_at column of your user record and entered into our audit log.

How to opt out: clear the field on your profile-edit page. The timestamp is nulled, the audit log records a revoke event, and the banner stops rendering on your dashboard. We retain the column nulled (not deleted) so re-opting-in is one-click.

11. Third-Party Content & Takedown Requests

The Sites display listings, project pages, broker profiles, company pages, photographs, brochures, logos, builder details, price information, location data, and other content contributed by Users, advertisers, authorised data partners, and public sources. The Company is an intermediary in respect of such third-party content, makes no representation or warranty as to its accuracy, currency, completeness, legality, or non-infringement, and disclaims all liability arising from any reliance placed on it.

If you are a rights owner and believe that content displayed on the Sites infringes your copyright, trademark, or other rights, or has been published in error, please write to [email protected] with proof of ownership and the URL in question. The Company will act on a best-efforts basis within a reasonable period; nothing in this paragraph shall be construed as an admission of liability.

12. AI & Automated Decision-Making

Some features of the Services — including ROI Muhurat horoscope generation, broker–lead match scoring, listing ranking, locality recommendations, and conversational search — make use of automated decision-making, scoring algorithms, machine learning models, and large language models (including third-party AI services such as Anthropic Claude). Outputs are provided on an "as-is" basis and may be inaccurate, incomplete, biased, or out-of-date. The Company does not warrant the suitability of any algorithmic output for any decision, and you remain solely responsible for any decision or transaction you undertake based on or influenced by such outputs.

For the purposes of automated lead-distribution, broker-tier verification, and ranking, you consent to the Company processing your Information using such models and to your Information being transmitted to third-party AI service providers under appropriate confidentiality terms.

13. Grievance Redressal

The designated Grievance Officer should be notified promptly of any complaints, abuses, or concerns regarding the use, processing, or disclosure of information you have provided, or violations of these terms. You may contact the Grievance Officer in writing or by email:

The Grievance Officer will acknowledge your communication within forty-eight (48) hours of receipt and will endeavour to redress the grievance within fifteen (15) days, in accordance with the Information Technology (Intermediary Guidelines and Digital Media Ethics Code) Rules, 2021 and the DPDP Act, 2023.
