How is GST applied on commercial rent in India?
Commercial property rent attracts 18% GST on the monthly rent — recoverable as input credit if the tenant is GST-registered and using the space for business. Residential lease for personal use is exempt. The GST is typically added to the rent in the agreement; check whether the quoted figure is inclusive or exclusive.
What are CAM charges on a leased commercial property?
CAM (Common Area Maintenance) charges cover lobby cleaning, security, lifts, common-area lighting, and shared utilities — billed monthly on top of the base rent. Tier-1 office spaces typically charge ₹15–₹40 per sq.ft. of leased area. Always insist the lease specifies what CAM covers and the cap on annual CAM escalation.
What is a typical security deposit for commercial rent?
Commercial leases typically ask for 6–12 months' rent as a security deposit (much higher than the 2–6 months residential norm). Anchor tenants in Grade-A buildings sometimes negotiate down to 3–6 months; small retail / co-working space leases trend toward 6 months. Deposit is refundable on move-out minus any unpaid rent / damages.
Should I take a fully fitted-out office or bare shell?
Bare shell = empty floor (no flooring / partitions / wiring); cheapest rent but you bear the fit-out cost (₹1,500–₹3,000 psf). Warm shell = basic floor + electrical mains + AC ducting; tenant adds partitions / cabins. Fitted = ready-to-occupy with workstations + cabins + cabling. Fitted office rent is 20–35% higher than bare-shell on a per-month basis but saves 3–6 months of fit-out time.
