I advise investors across Goa, Maharashtra, Delhi NCR and Dubai. One pattern shows up in every market I work in: land prices move when travel time drops. Sindhudurg has just had one of those moments.
Regional airline FLY91 began operations from Navi Mumbai International Airport on Monday, with direct flights to Sindhudurg, Jalgaon, Goa and Agatti. Its winter schedule plans more than 350 weekly flights across 14 destinations. Mumbai and Pune buyers get a direct air link to the Konkan coast, and international and NRI buyers get another way in. Before, you had to fly into Mumbai and then take a long road or rail journey south.
Sindhudurg's airport is ready for more traffic The air link only matters if the airport can handle growth. Chipi Airport can:
• ✈️ A 2,500-metre runway that handles narrow-body aircraft such as the Airbus A320 and Boeing 737
• ✈️ An annual passenger capacity of about two million
• ✈️ FLY91 already flies from Sindhudurg to Hyderabad and Bengaluru four times a week
• ✈️ The Sindhudurg–Pune route has gone from two to five weekly flights The airport now has routes from Navi Mumbai, Pune, Hyderabad and Bengaluru, so it is no longer a one-route airport.
Sindhudurg real estate: the annual growth rate My read: 15–25% a year is a realistic range for well-located land near the airport and highway corridors. Some sources quote higher numbers for prime pockets. I treat those as the optimistic end, not the base case. Compare that with the Indian real estate market. Housing prices across India are expected to rise only in the mid-single digits in 2026. Sindhudurg's gap over that benchmark is the opportunity.
Why land prices are still attractive
• 📍 Land in Vengurla was reported at about ₹3,500-4,000 per sq ft, and in Kudal at about ₹3,111 per sq ft (October 2026) which is almost half of Goa's residential plot rates.
• 🏖️ Sindhudurg's beaches, the Western Ghats and forts draw tourists year-round
• 🏡 Second homes, villas, retirement homes and eco-resorts are the fastest-growing demand
• 🌴 It sits next to North Goa and costs far less than Goa's beachfront markets
Who should be looking at Sindhudurg • NRI investors who want a Konkan land bank with air access. • Luxury domestic buyers looking for a quiet second home near Goa. • First-time and mid-market buyers who can't afford Goa and want growth potential.
Do your due diligence Good growth numbers don't protect a bad purchase. Before you buy anywhere in Sindhudurg, check:
• ✅ A clean 7/12 extract and clear title
• ✅ NA (non-agricultural) status
• ✅ CRZ restrictions on any coastal plot
• ✅ Road access and zoning I verify all of this before I show a plot to any client.
