What documents should I check before buying a plot in India?
Title deed (30-year chain), encumbrance certificate (EC), patta / khata (state-specific land record), parent document, mutation entry, conversion certificate (if reclassified from agricultural), NA (Non-Agricultural) order, master-plan zoning, layout approval from the municipal corporation, and BMRDA / DTCP / equivalent state-authority approval. Plot fraud is more common than apartment fraud — verify every document with the sub-registrar before paying.
Does RERA apply to plots and land?
RERA applies to plotted developments (where a developer subdivides land + sells plots within a layout) but NOT to a single plot sold by an individual landowner. If you're buying a plot in a developer-laid out scheme, it must carry a RERA registration ID. Standalone resale plots from individual owners don't need RERA — but you still need clear title + zoning approval.
How is plot area measured in India?
Two common units: square yards (sqyd) and square feet (sqft). 1 sqyd = 9 sqft. Bangalore / South India typically uses sqft; North India and Pune commonly quote sqyd. 1 acre = 4,840 sqyd = 43,560 sqft. Can I get a home loan to buy a plot?
Yes — banks offer plot loans (also called land loans) up to 70–80% of plot value, tenor 15–20 years. Catch: most banks require you to start construction within 2–3 years of disbursal (or convert the loan to a home loan with the construction included). Pure-investment plot purchases are harder to fund; lenders prefer plot-plus-construction packages.
