Sector 12 lies in Greater Noida West (Noida Extension), on the 130-metre-wide Greater Noida West Link Road, bordered by Sector 10, Sector 16 and Knowledge Park V. The UP government has approved a 17.4 km Aqua Line Metro extension from Noida Sector 51 to Knowledge Park V with a dedicated 'Greater Noida Sector-12' station, though it is still under implementation.

Ghaziabad railway station is about 18 km away and Indira Gandhi International Airport about 28 km; the Noida-Greater Noida Link Road and Vikas Marg connect the sector to central Noida and Delhi.

CBSE-curriculum schools such as GD Goenka, Aster, Ryna International and St. Teresa's are cited within roughly 5-7 km of Sector 12, with Radcliffe School also noted as a nearby landmark for some Sector 12 projects.

Knowledge Park V directly adjoins the sector, though Greater Noida's major universities (Sharda, Amity, Galgotias, GL Bajaj) are concentrated in Knowledge Park I-III near the original Greater Noida core, roughly 25-30 km away — so higher-education access from Sector 12 itself is limited.

Sector 12 sits close to Greater Noida's Ecotech industrial belt (Ecotech-12 is about 4 km away), a GNIDA-regulated zone reserved for non-polluting industries with streamlined clearances. Techzone-4, roughly 8 km away, hosts the Artha SEZ, an IT/ITES-oriented commercial development.

GNIDA continues to allot fresh industrial plots across Ecotech-1, 6, 8, 10 and 11 and Sector 16, though these are light/service industries rather than heavy manufacturing.

Sector 12 itself is a primarily residential/institutional pocket of Greater Noida West with no major tourist attractions of its own.

Greater Noida's marquee leisure sites — the Buddh International Circuit (F1/MotoGP venue), Jaypee Greens Golf Course and the Greater Noida Cricket Stadium — lie in the original Alpha-Beta-Gamma core near Pari Chowk, well outside this locality, so they are not a walkable or short-drive advantage for Sector 12 residents specifically.

Everyday leisure options are emerging within Greater Noida West itself: Gaur City Mall, a large retail-and-multiplex complex in the same sub-city, is cited as a nearby landmark for several Sector 12 housing projects.

Sector 12 also has extensive local parks and green cover, and smaller neighbourhood markets are developing alongside the new residential towers, though larger malls, cinemas and dining hubs remain concentrated a few kilometres away in adjoining Greater Noida West sectors.

Sector 12 is in an active construction phase, with 300+ properties listed for sale and numerous RERA-registered towers (Godrej, ACE, Eldeco, Civitech, Nirala, Mahagun, Earthcon) rising alongside the 130-metre Link Road. The area has good green cover and local parks.

Healthcare is served by hospitals such as Yatharth Super Speciality, LYF and Motherhood within about 10 km. As a still-developing GNIDA sector, some civic infrastructure (roads, drainage, last-mile transit) continues to be built out alongside the housing supply.
