Buying property is exciting. It can also become confusing very quickly. One project has a better price. Another has better amenities. One is closer to the railway station. Another offers a larger carpet area. A third has a beautiful clubhouse. And suddenly you have ten brochures, five WhatsApp conversations and absolutely no idea which property actually makes sense. Here's a simpler approach.

  1. Start With Your Purpose Before looking at properties, answer one question: Why are you buying? Are you: 🏠 Buying your first home? 👨‍👩‍👧‍👦 Upgrading for your family? 💰 Buying an investment? 🏢 Purchasing commercial property? 🏘️ Looking for a property to rent out? Your answer changes the entire shortlist.
  2. Fix Your Comfortable Budget Don't calculate your budget only from the maximum home loan available. Calculate: Down payment + EMI + registration + taxes + maintenance + interiors + emergency savings A property should improve your life—not make every month stressful.
  3. Carpet Area Beats Brochure Psychology A beautiful brochure can make a home look enormous. Always understand the actual carpet area and how efficiently the space is planned. Ask: Can furniture fit comfortably? Is the living room practical? Is there enough storage? Are bedrooms usable? How much space is lost in passages? Does the layout receive natural light? A smaller, better-planned home can sometimes feel much better than a larger inefficient layout.
  4. Check Connectivity Beyond Google Maps “10 minutes from the station” can mean very different things at 8:30 AM. Visit the location. Visit during the time you will actually travel.
  5. Verify the Project Before paying a booking amount, verify the relevant project documentation. For registered projects, check the applicable MahaRERA details and project disclosures. Also understand: Possession timeline Developer track record Agreement terms Maintenance charges Parking terms Amenities Construction status Applicable charges Never rely only on a salesperson's verbal promise.
  6. Don't Get Distracted by Amenities Swimming pool. Gym. Clubhouse. Rooftop garden. Yoga room. Indoor games. All sound great. But ask yourself: Will I actually use them? For some families, a children's play area is more important than a luxury clubhouse. For an investor, rental demand may matter more than an elaborate amenity package. Buy according to your life—not the brochure.
