Location
Living in Sector 84
Sector 84 is a fast-developing residential sector in southwest Gurugram, straddling the Dwarka Expressway (NH 248-BB) and Pataudi Road near Kherki Daula, where the expressway meets NH-48. Once a farming and small-industry hamlet, the belt has seen rapid residential and commercial growth alongside neighbouring sectors 83, 85 and 86 since the expressway's Haryana stretch opened in 2024 and the full corridor became operational in 2025.
It sits at the gateway to the IMT Manesar industrial belt, is slated for a Haryana government heliport near Global City, and offers relatively affordable entry points versus central Gurugram, though local schools, healthcare and civic infrastructure are still catching up with the pace of development.
- Direct frontage on the newly operational Dwarka Expressway (NH 248-BB), cutting drive time to Delhi's IGI Airport to roughly 30 minutes once fully functional.
- Sits right at the Kherki Daula interchange, giving quick access to NH-48, the Southern Peripheral Road and the upcoming Delhi-Jaipur Super Expressway.
- Close to the IMT Manesar industrial and manufacturing belt (Maruti Suzuki, Honda and 2,000+ other units), supporting job proximity and rental demand.
- Haryana's FY2025-26 budget proposed a 16-acre heliport off Dwarka Expressway near Sector 84/Global City for quick helicopter links to Delhi airport.
- Part of the fast-developing Dwarka Expressway residential corridor (sectors 83-113) with new gated townships and lower entry prices than Golf Course Road or Cyber City.
- GMDA has planned road upgrades linking Old Gurugram (via Basai/Old Railway Road) to Dwarka Expressway, easing access to the established parts of the city.
- The Kherki Daula toll-plaza junction, where NH-48 meets Dwarka Expressway right by Sector 84, sees massive daily traffic jams.
- Social infrastructure (schools, hospitals, markets) is still developing compared to established Gurugram sectors, since this belt was largely agricultural/industrial until recently.
- No direct Delhi Metro or Rapid Metro line reaches this belt yet; residents depend on road transport, with metro extension here still only proposed.
- Being next to industrial pockets (Kherki Daula units, proximity to IMT Manesar) can mean truck traffic and industrial activity near residential stretches.
- Much of the Dwarka Expressway belt, including this sector, saw years of delayed road construction and land-acquisition disputes before becoming usable.
Sector 84 sits at Kherki Daula, the southern terminus where the 27.6-km elevated Dwarka Expressway (NH 248-BB) meets NH-48 and the Southern Peripheral Road. Opened fully in 2024-25, it cuts drive time to IGI Airport to roughly 30 minutes.
Pataudi Road (NH-352W) runs through the belt toward Farrukhnagar and Pataudi, and the upcoming Delhi-Jaipur Super Expressway branches off nearby. Delhi Metro's Yellow Line and Rapid Metro serve Old Gurugram about 12-13 km away; GMDA has proposed road upgrades linking Basai to the expressway for better ties to the older city.
As part of Gurugram's fast-growing Dwarka Expressway belt, Sector 84 is seeing new schools and coaching centres arrive alongside housing, though education and healthcare infrastructure still trails established sectors. Nearby Dwarka Expressway sectors host AIIMS and the ESIC Model Hospital (Sector 110), and reputed private schools are reported in neighbouring Sector 83.
Gurugram overall runs Haryana Board government schools plus many CBSE/ICSE-affiliated private schools and universities, though Sector 84 residents currently lean on adjoining, established sectors.
Sector 84 takes in the Kherki Daula area, home to units such as Carrier Airconditioning & Refrigeration, DC Design, Groz Engineering Tools, Metaltech Motors, Cosmo Carrying and Stella Industries, plus a Haldiram's factory/outlet and a nearby Suzuki Motorcycles plant. The sector is effectively the gateway to IMT Manesar, a major industrial township nearby with 2,200-plus units (Maruti Suzuki, Honda, Jaquar, JBM Auto, Toshiba) employing roughly 300,000 people, plus a software technology park.
Garhi Harsaru nearby also has a rail-linked container depot for regional freight.
Gurugram district's official tourist circuit lies within reach of Sector 84's southwest location: Sultanpur National Park, a bird sanctuary on Gurgaon-Farrukhnagar Road, is roughly 10 km away, while Kingdom of Dreams (a live-entertainment venue) and Sheetla Mata Mandir (one of nine Shaktipeeths) sit within Gurugram city, around 13-15 km off. Damdama Lake, near Sohna, is further out.
The sector itself remains a mostly residential/industrial corridor without standalone heritage sites, so draws are city-wide rather than hyperlocal.
Entertainment is concentrated in established Gurugram rather than in Sector 84 itself: Kingdom of Dreams (Sector 29) offers large-scale live shows, theatre and a food/culture court, while Old Gurugram and the Golf Course Road-Cyber Hub belt, roughly 13-18 km away, hold the city's main malls, multiplexes and restaurants.
Within the Dwarka Expressway corridor, new sectors are adding neighbourhood retail and recreational clubs as projects complete, but large-format entertainment venues directly in Sector 84 remain limited for now.
The belt's biggest recent addition is the Dwarka Expressway itself: an eight-lane elevated corridor with service roads, underpasses and ITS traffic-management features, built by NHAI. GMDA has separately planned upgrades to the Old Railway Road-Basai stretch and IFFCO Chowk-Mahavir Chowk corridor (wider lanes, flyovers/underpasses, footpaths) linking this belt to Old Gurugram.
Haryana's FY2025-26 budget also earmarked a 16-acre heliport off the expressway near Sector 84/Global City.
