The UP RERA agreement for sale, filed with the authority, gives the site as "Plot No. 9D/GH-1, Sector 9 admeasuring 44,609.67 square meters in Vrindavan Yojna, Raibarelly Road, Lucknow". Different portals variously index it under Vrindavan Colony, Raebareli Road and Amar Shaheed Path. They are all describing the same corner where Vrindavan Yojna meets the Shaheed Path corridor, but the registered address — Sector 9, Vrindavan Yojna — is the one on your agreement. The second is who the promoter is. It is not Eldeco Housing and Industries Limited. The RERA document names M/s Omni Farms Private Limited, a company incorporated under the Companies Act 1956, with CIN U74899DL1989PTC035079 and PAN AAACO5916C, registered at 201-212, 2nd Floor, Splendor Forum, Jasola District Centre, New Delhi. The project is sold under the Eldeco brand; the builder-buyer agreement names Omni Farms. Anyone who tells you otherwise has not read the filing. The registration is UPRERAPRJ3783, dated 28 July 2017. It covers Towers 1, 2, 6, 7, 9, 10 and 11 — 667 residential units — within a complex the same document describes as eleven towers and 963 units in total on 44,609.67 square metres, about 11.02 acres.
